Preliminary advice:
If you are thinking of letting or selling commercial property please feel free to call us for any informal advice. We will do our best to help.

We are able to provide written reports on suggested quoting rents and prices upon request but we do charge for this service if we are not subsequently instructed to sell or let.

Putting your property on the market:
Firstly, we need to be instructed by you to act on your behalf. To do this, you need to confirm your instructions to us by signing our fee agreement (please see example).
We will then measure and inspect your property in accordance with RICS Guidelines. Report to you concerning capital values, lease and quoting terms and give you advice.
An Energy Performance Certificate is now required by law at the start of the marketing campaign. We can obtain competitive quotes for you.
We then prepare marketing literature tailored to the property (please see examples).
We will provide you with an itemised and costed marketing schedule so you know how we intend to attract interest and how much this will cost you. (please see example).

The Marketing Campaign:
We will then implement the agreed marketing schedule quickly and efficiently.

You will be kept updated as to the responses recieved and be advised by us if we need
to change the marketing approach.
We will report all interest to you as and when it occurs (including reporting all viewings).

Negotiating the deal:
We aim to:
Achieve the best terms on your behalf having regard to prevailing market conditions.
Obtain full financial data on the standing of the purchaser/tenant.
Prepare “Heads of Terms” in order to instruct the solicitors on your behalf.
Liaise with any third party such as Landlords, Planners and finance providers.
Work with your solicitor to ensure the smooth progress of the transaction.
Ensure that you are kept informed on a regular basis.
Monitor all alternative interest in the property until contracts have exchanged.
